Premium bathroom execution involves 6 stages — from consultation to final fixture installation. We explain in detail what we do, why each stage is essential and how long it takes.
Stage 1 — Technical consultation and documentation
Every LOFTBAU execution begins with a technical consultation — an on-site visit or video call with documentation review. At this stage we assess the condition of existing installations, substrate level, wall and ceiling types, access to plumbing risers and the scope of necessary demolition work.
The consultation produces a detailed quote with a daily schedule, installation material specification and scope of works. Execution only begins after the quote has been accepted and the contract signed.
Stage 2 — Demolition and substrate preparation
Professional demolition is not just removing old tiles. It involves a thorough assessment of substrate quality — whether the screed is dry, free of cracks, deflections or adhesive residue that could weaken new cladding adhesion. A poor substrate is the most common cause of problems later.
Where the screed does not meet requirements, we grind, skim or pour a new thin-layer levelling compound. In bathrooms with high risk of thermal movement we apply Schlüter-DITRA uncoupling mats directly over the screed.
Stage 3 — Plumbing and electrical installations
Installations are carried out before waterproofing and cladding — which is obvious, but worth emphasising: any change to the installation layout after tiling means a major renovation. That is why, at consultation stage, we discuss exact positions of water points, drain location, electrical outlets and lighting fixture positions.
We carry out plumbing using press-fit and fusion welding technology. Electrical wiring is run in protective conduits, with separate circuits for underfloor heating, lighting and IP44/IP65 sockets.

Stage 4 — Under-tile waterproofing
Under-tile waterproofing is the element of execution that is invisible after completion — but which determines bathroom durability for decades. We use certified systems: Schlüter-DITRA mats in wet zones over underfloor heating, flexible Mapei or Kerakoll sealants in shower enclosures and around bathtubs.
We pay particular attention to sealing at critical points: pipe penetrations through the floor, edges of linear drains, bath-wall corners and junctions between different materials. We apply sealing tape and collars at every penetration.
Stage 5 — Tiling and ceramic cladding
Tile laying is the stage that is visible — and the one that requires the greatest precision. We work with system materials: Mapei Ultraflex 2 or Kerakoll H40 Evolution adhesives for large-format slabs and composites. Every tile is levelled with spacer wedges and a levelling system (DLS or RUBI) — eliminating height differences at tile joints.
Grouting is carried out at least 24 hours after laying (48 hours for large formats). We use Mapei Ultracolor Plus or Kerakoll Fugabella system grouts — chemical resistance, watertightness, wide colour range.
Stage 6 — Built-ins, fixtures and final handover
GK or cement board built-ins are installed after wet works are complete. Geberit concealed system casings, LED niches, installation shafts — everything finished with ceramic or composite cladding. Final fixture installation (taps, drains, sanitary ware, LED fittings) is carried out last.
The final handover is a joint walkthrough of all execution stages — with photographic documentation of every critical element (waterproofing, installations, built-ins before concealment). The investor receives a complete photo set and guarantee document.
