What really determines the price of a premium bathroom
Labour cost for a premium bathroom is not a simple function of floor area. The key variables are: tile format and type, scope of installations (plumbing, electrical), fixture grade, waterproofing technology and project complexity. A 5 m² bathroom with Neolith 120×280 large-format tiles, a Viega linear drain and concealed hansgrohe fittings can cost the same in labour as a standard 10 m² bathroom with 30×60 tiles.
That is why LOFTBAU does not use a per-m² labour rate. Every project is quoted after a technical consultation during which we assess all variables. Below we present price ranges based on real executions in Kraków.
LOFTBAU labour pricing — three execution tiers
We structure our quotes into three labour tiers corresponding to different technical scopes. Standard Premium (from PLN 12,500 net) is a full tiling execution for 2–5 m² with system waterproofing, fixture installation and standard tile formats up to 60×120.
Premium+ (from PLN 14,500 net) covers large-format tiles, quartz composites, Viega Advantix linear drains, 45° mitre cuts, LED lighting, Geberit concealed cistern installations and Grohe or hansgrohe fittings. Bespoke (from PLN 16,500 net) is a full turnkey execution with no area limit, complete coordination and advanced architectural systems.
Materials — what is and what is not included in the price
All figures quoted refer exclusively to labour — materials are not included. Materials are priced separately after consultation or supplied by the investor or architect. For reference: a typical material budget for a premium 8 m² bathroom ranges from PLN 15,000 to PLN 35,000 net, depending on the manufacturer and specification.
The total budget for a premium bathroom (labour + materials) typically falls between PLN 28,000 and PLN 60,000 gross. The lower threshold is set by our minimum labour order of PLN 12,500 net — projects below this threshold are not accepted.
